Short Terms vs Long Term Rentals – What’s the difference??

Length of Stay and Services provided by Owner – These are the two main factors that affect the decision an owner has on whether they would like to provide a short term, mid term or long term rentals options to potential tenants. Some of the services provided in short terms rental contracts include periodic cleaning, pool service and gardening. Many homes in the area may also have an insight crew that lives in a operate smaller structure such as a studio. These employees usually tend to the home and provide a range of services such as a watchful eye, basic maintenance and paying monthly bills for the home with the varying utility entities.

Short Term

Shorts Terms rentals are also called Vacation rentals, these are comprised of Nightly rentals and usually range between 1 night and 2 weeks. This is your typical vacation rental. Short term rental will typically provide some services such as periodic cleaning and a specific power (wattage) daily allowance

Mid Term

Mid Term Rentals are are those rentals that last between 2 weeks to 5 months stay. These are more common with people who travel for long periods of time or have specific projects in mind like writing a book or thesis. These rentals usually don not include any utility costs but will provide ongoing maintenance service such as pool and garnering services

Long Term

These rentals usually require a minimum stay of 6 months. Most units for long term rent do not include additional services such as cleaning, gardening or pool service unless specified in the contract. Utilities are paid separately and directly to the service provider. Owner may request a damage deposit and a utilities deposit when the rentals begins.
